Pre-construction
Our experience has taught us that being involved early in the design phase is the key to the success of the project. By doing so, we are better able to understand the project as it relates to owners’ needs and expectations. The best facilities and development planning requires a combination of practicality and creativity. Over half of the projects that we build at ROSSCO Construction Services, are done using this method, and the results speak for themselves. The pre-construction process involves delivery methods, accurate conceptual and detailed cost estimating, site evaluation, scheduling and selection of the best building systems for a particular project.
Our extensive database of completed projects provides historical analysis and also allows us to finish our projects on time and as efficiently as possible. Information can be sorted by type of job (health care, retail, office, restaurant, specialized projects, etc.). This tool empowers our estimating staff with invaluable information to provide accurate, realistic numbers.
We develop and maintain a master schedule, which identifies long lead items, as well as design milestones, permits and approvals, early bid packages and phasing. We also create a three-week rolling schedule that provides a snapshot of the project and is regularly updated with any decisions that may impact completion. This information is reviewed on a weekly basis with the team so that everyone is on the same page at all times.
Our goal during the pre-construction process is to eliminate surprises once construction begins, and to build the project as cost effectively as possible. This is a collaborative effort between all parties; including the owner, architect, design-build consultants, structural and mechanical engineers and utility companies.
Design Build Services
The design-build process allows for full execution of the “team concept”.
ROSSCO Construction Services, will work closely with the owner to determine the scope of the project, construction methods and the target budget. The design-build process works closely with key subcontractors and consultants from conceptual design throughout completion of the construction drawings and specifications. Plans and specifications are reviewed in detail with the key trades to determine actual costs and alternate design. This results in material selection being established early in the process. Continuous review of real world costs by the owner and design-build team assures a project design remains within budget and is completed on time.
When time is of the essence and controlling cost is paramount to the success of the project, it’s important that we are involved at this stage. We are able to select the best methods and materials, and ensure that we are on top of the varying construction costs.
Value Engineering
Value engineering can take on different meanings, and often has a negative connotation within the construction industry. At ROSSCO Construction Services, we strive to make changes that reduce costs while keeping the design intent of the building intact. Our primary role in the planning and design phase is to get involved early in order to identify the most cost-effective means of accomplishing the client’s objectives. Our extensive experience with a wide variety of building types and materials enables us to bring forth new and innovative ideas that have a direct impact on the performance and cost of the building.
We continually provide value engineering services from the foundation through the (finishes) tenant improvements – preventing cost overruns that can hurt the project.
Construction Project Management
Successful completion of construction projects requires the right people, the right approach and the right systems. Our experienced construction project managers have a proven ability to navigate the broad range of regulatory, technical, financial and schedule challenges. Both the technical and personal aspects of a project are managed equally. We believe that establishing and maintaining high standards for technical quality, creative problem solving, professionalism and ethics are prerequisites for developing effective relationships with the entire construction team, and key to realizing the financial and schedule goals of any project.
Our construction project managers are experience with development and implementation of project control systems ranging from simple document tracking systems to integrated systems that track project issues, schedules, resources and finances. We recognize that different projects
